Why roof leaks are hard to find
Water moves. On a sloped roof, it can slip under shingles or tile, run down the underlayment and drip off a rafter far from where it got in. On a flat roof, it spreads sideways under the surface and soaks the insulation. Many people pay for a patch over the stain, only to have the leak come back.
How we find the leak
Attic inspection: On homes, we start inside. Stains, damp wood and wet insulation point us to the area of the roof to check.
Roof inspection: We check the spots where most leaks begin: pipe boots, flashing, valleys, skylights, chimneys, screws, seams and drains.
Water testing: When the source still isn’t clear, we run water over one small section of roof at a time while someone watches inside. When the drip starts, we’ve found it.
Infrared scan and moisture survey: On flat roofs, an infrared camera after sunset shows wet areas under the surface. Moisture meters confirm how far the water has spread.
What you get
You get photos and a clear report: where the water is getting in, how far it has spread, and what we recommend. Often the fix is at flashing, a vent or a roof drain. If water is coming in right now, call for 24/7 emergency roof leak repair first. We can trace the source once the water is stopped.
