Signs your flat roof is leaking
- Ponding water two days or more after rain
- Blisters or bubbles in the roof surface
- Split or lifting seams, often near HVAC units
- Cracks or bare spots in the surface
- Ceiling stains or falling ceiling tiles inside
- Soft spots when you walk on the roof
Flat roofs we repair
TPO. White or gray single-ply sheets with heat-welded seams. Most leaks start at open seams or punctures. See TPO roof leak repair.
Modified bitumen. Rolled asphalt roofing, often torched on. Leaks start at cracked laps, blisters and worn spots. See modified bitumen roof leak repair.
Built-up roofs. Layers of tar and felt topped with gravel. They leak where the gravel has worn away or the layers crack.
Coated roofs. A coating can stop leaks for years, but once it peels or wears thin, water gets through.
Where flat roofs really leak
The open middle of a flat roof rarely fails first. Most leaks start at drains, scuppers, HVAC curbs, parapet walls and pipes. See flashing, vent and roof drain leak repair.
How we fix flat roof leaks
We find the source first, using roof leak detection when the leak is hard to trace. We cut out and replace any wet insulation so the leak doesn’t come back. Then we repair the roof with matching material, so the patch becomes part of the roof. You get photos and a written price before we start.
