Signs of a TPO roof leak
- Open or lifting seams where two sheets meet
- Small holes or cuts, often near HVAC units where techs walk and drop tools
- Membrane pulling away from walls, curbs or roof edges
- Wrinkles or shrinking that put stress on seams and flashing
- Water stains inside below these spots
Seam failure
The seams are the weak point of most TPO roofs. If the seam wasn’t welded fully when the roof was put on, it can look fine for years and then open up. We probe every seam near the leak. Then we clean and re-weld or cover it with new TPO, heat-welded in place.
Membrane punctures
Punctures are one of the most common causes of TPO leaks. Dropped tools, foot traffic, storm debris and even screws from rooftop equipment can poke through. A small hole lets water soak the insulation below. We cut out any wet insulation, replace it, and weld a TPO patch over the area.
Flashing and edges
TPO also leaks where it meets walls, curbs, pipes and drains. If the leak is at one of these details, see our page on roof drain and flashing leak repair. Can’t find the leak? Roof leak detection can pinpoint it. For other flat roof types, see flat roof leak repair.
